Foundation

ATLANTA, GEORGIA

Zion Consulting Group serves as the Senior Real Estate Consultant for the Grove Park Foundation (GPF), a Purpose Built Community located on Atlanta’s Westside. Acting as the community quarterback, GPF drives initiatives in mixed-income housing, high-quality education, health and wellness, and economic development. Zion advises the Foundation on its overall real estate strategy and development activities.

Key initiatives include:

Education & Health In partnership with Atlanta Public Schools, GPF developed KIPP Woodson Park Academy, a state-of-the-art K–8 school, along with a YMCA Early Childhood Center and a federally qualified health center.

Affordable Housing Delivered a 110-unit Low Income Housing Tax Credit (LIHTC) multifamily building, with additional projects underway including 24 affordable one-bedroom units and 14 scattered-site single-family workforce housing homes.

Arts & Culture Redeveloping a 1950s movie theatre into a multi-purpose Performing Arts Center to serve as a cultural anchor for the community.

Economic Development Creating a new commercial district from repurposed shipping containers, featuring a banking center, restaurant, small business incubator, and affordable housing.

Community Land Trust Establishing a land trust to ensure permanently affordable housing and protect residents from displacement.

Through these initiatives, Zion and GPF are advancing a holistic model of community revitalization that balances equitable development with long-term sustainability.

St.Stephen Community

NEW YORK, NY

St. Stephen AME Church was Zion Consulting Group’s first project. The church engaged Zion to evaluate an existing agreement with a major New York real estate developer. After determining the deal was unfavorable, Zion attempted to renegotiate; when that proved unworkable, we successfully guided the church out of the agreement.

Zion then introduced several alternative developers offering significantly better terms and ultimately negotiated a new deal that increased the project’s value to the church by over $6 million. Throughout the process, Zion worked closely with attorneys, government officials, developers, investors, bishops, clergy, and the congregation to ensure the church not only maximized the value of its asset but also received a new facility tailored to its needs.

This project underscored for us that nonprofits and faith-based institutions often hold valuable real estate assets in the very communities we care most about. However, without access to high-level real estate expertise, they risk leaving significant value on the table. Our role is to ensure these organizations maximize the potential of their assets in ways that not only strengthen their financial position but also advance their broader mission.
